As you know this is an on site finish and not a factory finish. Most factory finishes are mixed with an aluminum oxide and spayed on with many coats so they typically have a 25 year walk through warranty.

A typical on site finish will not have as many coats, but you should see much more clarity in the grain of your wood and they should last around 7- 15 years, depending on your use and the type areas being used, the finish used and the number of coats applied.

I have witnessed wood floors get destroyed in 18 months, the finish is still there, they just took a beating. You should be prepared to see some surface scratches in either finish, this is normal for hardwood flooring and does not hurt the wood.

The simple answer to your question is that you shouldn’t walk through the finish with normal traffic for a very long time.

One idea to consider is that you could buff and apply an additional coat of finish any time you want without having to re-sand. This will clean up some of the smaller surface scratches and allow you to re-stain some of the deeper ones when you add another coat of finish. If you have high wear areas like a kitchen and family room, you might consider doing this in 5 years or so just to protect the finish.

Wood Floor Resurfacing San Diego

This project started from the tenant in this home who was searching for Wood Floor Surfacing San Diego because her son had dropped a water balloon on the wood floor and it expanded. We were able to replace those boards and repair the area before they had to move. Fortunately for us, she left our number with the home owner who lives in Arizona. 

They were pretty hard on all the rooms and also while they were moving out the floor was severely scratched so Bill asked if we could take care of it and make it like new again.

Some areas also had discoloration due to large area rugs being placed to protect the flooring. This can lead to a very pronounced line when moved. This is normal and can be corrected with a high quality Wood Floor Surfacing machine. 

This is typically only caused by the sun much like a sun tan and we are able to take off the very top layer using a very high quality drum sander revealing the original color of the natural wood flooring. We use these small edgers for around the edges and on this particular home, we had to hand sand up to the existing travertine in which they used for the base board trim molding. 

We then apply 2 to 4 coats of new finish to bring the natural color of the wood back to life and give the floor a new protective layer. 

We use an environmentally safe system which uses both high power vacuums and cyclonic hepa filtration to evacuate 99% of toxic airborne dust that is generated by sanding. The dust is evacuated away by vacuum hose to a portable, sealed container. With our dust containment systems, there’s very little airborne dust generated to permeate a home during our process.  It’s a healthier environment and cleans up what used to be an extremely dusty process.

This customer was originally looking for Wood Floor Refinishing in San Diego. He wanted to give his existing 2” strip flooring a new, unique color.

In discussing the project with the client, we found that he really liked the look of wider boards, and we informed him that it was possible to install a new floor over the existing hardwood. He opted to purchase a whole new floor.

Because the customer desired a specific color, we decided to use an unfinished, engineered 7” wide product. He also requested a product of high quality and substantial construction. This engineered product provided just that, and with a substantial 6 mil wear layer. The species is Walnut, beautiful in grain and natural color.

We were able to custom stain the floor to coordinate with the wood furnishings in the customer’s home. 

We made several custom colors based on the client's original color selections before deciding on the lovely color you see here.

Several areas required leveling and it was necessary to even out the subfloor before we could proceed with the installation and Wood Floor refinishing.

The customer also decided to have the older Spanish tiles in the entryway removed and replaced with the new Walnut hardwood flooring. Notice the change in direction.

Here is a photo of the final result of this Wood Floor Refinishing in San Diego. The color turned out perfect and the client was very happy we were able to give him just the floor he wanted.

This is a project that we completed using wood floor refinishing in San Diego. Our client was looking to try to match her floors with the existing style of the home.  They were not happy with the distressed rustic look of the hand scrapped oak so we suggested sanding it out and bringing it more in line with the architecture and style of the home using the wood floor refinishing method.

Another Beautiful wood floor resurfacing project in Solana Beach. Well actually just up in Cardiff near the coast in San Diego. Our new friends who were referred to us by there Realtor because they are relocating from the Portland area. 

They have awesome solid wide plank 6" white oak floors that were installed several years ago. The only problem is that the previous owners were very active and had dogs and kids running in and out of the back door area so you can imagine what that did to the finish. 

Not to worry, we can use our dustless sanding system to attain the best wood floor resurfacing possible. This was a hand scrapped floor that had some cupping issues so we will need to take off a couple of layers to regain the smooth surface before applying the new color. 

They are also interested in changing the color to more closely match the decor and style of the home and to blend with a slightly more formal setting so we are showing a small section in front of the stairs to get an idea of what the new color will look like when we complete the wood floor resurfacing.

We are changing the color to blend better with the existing hand rails.
